Today I’m very lucky to be interviewing Rachel Hernandez author of Real Estate Investing Sucks



Hi Rachel, thank you for agreeing to this interview. 
Tell us a little about yourself and your background?

I grew up in a family of professionals. So entrepreneurship was not really important. My parents wanted me to go to college and attend higher education to get a job. Though, I knew it wasn’t for me. Ever since I was a little kid, I always had entrepreneurial ventures. It just followed me as an adult.

Can you tell me about your experience in real estate?


I’ve been investing in real estate for over a decade. I started out looking for deals for other investors and then put together my own deals. Eventually, I got into buy and hold investing—first with single-family homes and now with mobile homes.


The book is more about mobile home investing. Do you think that the title could have been something more specifically related to it?

The title details my journey in real estate investing which eventually leads to mobile home investing, thus the name. To me, it would have felt funny to just label it as a book on mobile home investing. It’s about business and specifically the real estate business in general.

Do you feel that partnership is a risk?


Yes, partnerships can be risky. There are pros and cons involved. If you can learn to pick the right partner, you can be very successful. If you choose the wrong one, it can do a lot of damage.

How much research do you do?

Since the majority of my books are based on experience, I don’t do much research. Though, I am working on a book that involves more research. The amount of research will depend on the subject matter and topic.

What made you actually sit and write something?

The need to tell stories. Specifically, my stories. Back when I started investing in real estate, others would enjoy hearing about my stories in the business. This evolved into an email newsletter and phone conversations, which eventually led up to my blog Adventures in Mobile Homes (http://www.adventuresinmobilehomes.com). With the books, I’ve been able to take it a step further and package my stories based on specific topics.

Have you written any other novels in collaboration with other writers?

No, I have not.


What would you say are the main advantages and disadvantages of self-publishing against being published or the other way around?

The main advantage when self-publishing is the control you have. As an indie author, you control everything. This can be a pro and a con. Though, it will teach you a lot about the publishing business. Like any other business, you have to be involved in order to be successful. If you leave your fate in the hands of others, you’ll have less control of your future. Not a good thing.


Did you get interviewed by local press/radio for your book launch?

No, I didn’t pursue this avenue.


Is there anything else you would like to add that I haven’t included?

Yes. For anyone interested in real estate investing, there’s a lot of hype out there. Many will tell you either that it’s really easy or it’s really hard. Honestly, you’ve got to make the decision for yourself. And that comes with experience. This is why I write these books to share my experiences with the world and to dismiss the hype. Many start out looking for information on real estate investing only to get lost in the mix. My books help guide others on a starting point helping to answer the most common questions while sharing my experiences on these topics.
